George Beer is the founder and President of the Delaware Valley Development Company (DVDC). Since starting DVDC in 1999, Mr. Beer has overseen and provided leadership in all of the company's real estate activities. Mr. Beer and DVDC also own and control Fairville Management Company, DVDC's affiliate property management company as well as Delaware Valley Construction Company and Boss Builders, general contracting companies, and Boss Management Company, a commercial management company.

Prior to establishing DVDC, Mr. Beer worked in various capacities for a prominent Mid-Atlantic builder, including as Vice President-Director of Development and Finance. Previously he worked for Hunt Properties, Inc. in Dallas, Texas.

Early in Mr. Beer's career he oversaw the development, construction and lease-up of over a million square feet of commercial and industrial space. He also asset managed a pension fund that owned real estate in 10 different states. Over his career he has developed and built housing communities containing over 6000 detached and attached homes. He has developed over 40 multifamily rental communities, many of which he still owns and are managed by Fairville Management Company.

In addition, DVDC has interest in several parcels which are currently in varied phases of land development as well as the former National Vulcanized Fiber site in the Borough of Kennett Square, Pennsylvania which is slated for mixed-use development containing approximately 350 apartments and townhouses.

Mr. Beer is currently the longest serving board member at the New Castle County affiliate of Habitat for Humanity as well as a board member of the Wilmington Leadership Alliance and the Wilmington Urban Bike Project. He has served on the board of West End Neighborhood House, as a board member and officer of Cornerstone West, as a board member and officer of the Darlington Fine Arts Center, and as a member and vice chair of the Pennsbury Township Planning Commission. He has also taught graduate courses in the development and finance of affordable housing through the University of Delaware's School of Public Policy and Administration as well as graduate courses in the School of Business.

Mr. Beer was educated at Virginia Polytechnic Institute and State University where he earned a Bachelor of Science degree in Civil Engineering. He also holds a Master of Business Administration and a Master of Science in Real Estate and Urban Land Economics from Southern Methodist University in Dallas, Texas as well as a Master of Engineering from the University of Texas in Austin, Texas. Mr. Beer is a licensed real estate broker in Delaware and Pennsylvania.

Glenn Worgan is Vice President and principal of Delaware Valley Development Company where he leads the affordable housing division of the company. Active in the real estate industry since 1993, Mr. Worgan’s expertise is in the development of rental communities, specifically in the securing and structuring of multiple source financing, acquisition, land development, and team management.

Prior to joining DVDC in 2006, Mr. Worgan was vice president at a large regional affordable housing development company, where he was employed for eight years and one of the key people during a major growth period. His housing development experience includes several types and tenures including Mixed Finance, HOPE VI, Low Income Housing Tax Credit, historic rehabilitation, new construction, senior, family, special needs housing, for rent and sale. Mr. Worgan was project manager of over two-dozen developments totaling approximately 1,400 units and $300 million in development costs.

Mr. Worgan was educated at University of Georgia at Athens, GA where he graduated with honors in June of 1993 with a Master of Historic Preservation with emphasis in Real Estate Development from the School of Environmental Design. Mr. Worgan also attended Ursinus College in Collegeville, PA where he obtained a Bachelor of Arts degree in Economics in May of 1988.

 

Ryan Bennett

Mr. Ryan Bennett joined DVDC as the CFO and Controller in 2018. In this position, Mr. Bennett is responsible for the overall financial strategy and direction at DVDC, as well as human resources. Within finance, Mr. Bennett is heavily involved in the construction phase of DVDC's development projects. This requires him to coordinate with a wide array of other team members, including architects, engineers, environmental and general contractors, and each state's housing or community development departments. Mr. Bennett also plays a key role in transitioning projects from the construction phase to the operational phase and assists the management company until each project is fully occupied.

Prior to joining DVDC, Mr. Bennett served as a Senior Tax Accountant for Stephano Slack, LLC. While there, Mr. Bennett prepared corporate tax returns and performed in-depth financial analyses for his clients. Mr. Bennett has experience auditing and preparing tax returns for Low Income Housing Tax Credit properties and has served as an accountant for a large global, privately-owned company.

Mr. Bennett received a Bachelor of Science in Accounting from The Pennsylvania State University and a Master of Science in Accounting from the University of Delaware. He is a Delaware Certified Public Accountant and is also the Treasurer of the Sakima Country Club Board of Directors.

 

Eden RobertsEden Roberts

Eden Roberts began her work with Delaware Valley Development Company in 2011. Since that time, Mrs. Roberts has assisted with the development of six multifamily developments totaling 400 units and more than $88million in LIHTC equity. She has also assisted with the land development of market rate projects, creating more than 350 units.

Mrs. Roberts' responsibilities focus on the identification and evaluation of potential development sites, ushering projects through the municipal approval process, and securing federal, state, and county funding. As a law school graduate, Mrs. Roberts is also called upon to draft and revise contracts for DVDC and its affiliated entities. She has performed research for and assisted counsel with HUD complaints for two separate cases involving alleged violations of the Fair Housing Act.

Mrs. Roberts received her Bachelor of Arts from Johns Hopkins University in 2010. While there, she was elected Vice President of her sorority, Alpha Phi, was selected by the University to serve as a Senior Leadership Consultant, and worked as an intern for both the Governor of Maryland and Senator Christopher Dodd (D-CT). Upon graduation, she was awarded University Honors, Honors within the History Department, and was selected as Greek Woman of the Year. In 2014 she graduated Cum Laude with a Juris Doctorate from the University of Maryland and in 2019 Eden completed the MIT Professional Certificate Program in Real Estate Finance & Development.

 

Gail Ahrens

Gail Ahrens has extensive experience in the real estate industry, including property acquisitions and dispositions, negotiating and drafting agreements and documents, structuring business arrangements, resolving title and ownership issues, securing financing, formulating legal strategy and structuring and settling complex transactions.


Over the past two years, Ms. Ahrens has been involved with over $10 million in development projects in association with DVDC. Such projects include the development of hundreds of apartment units in Delaware and Pennsylvania and the processing of building lots in Pennsylvania. Ms. Ahrens is involved in all facets of the Company’s operations, from formulation of strategy, initial acquisition, due diligence investigation, land processing and construction, through final disposition.


Prior to associating with DVDC, Ms. Ahrens was in private practice focusing exclusively on real estate matters in Delaware and Pennsylvania. She is currently the owner of a Pennsylvania title insurance agency, Brandywine Valley Land Abstract, LLC, and is a Title Insurance Agent in Delaware. Before entering private practice, Ms. Ahrens was General Counsel for Patterson Schwartz & Associates, Inc., the largest real estate company in Delaware. During her employment with Patterson Schwartz, Ms. Ahrens was hired as a legal consultant to Roach Brothers Realtors. Ms. Ahrens was also involved with legislative lobbying to promote clarification of the laws relating to agency and the nature of the relationship between real estate agents and their customers and clients. Ms. Ahrens was actively involved in Realtor education, providing risk management programs and educational series to several major real estate brokers in the North Eastern United States. To further facilitate resolution of contractual issues among participants in real estate transactions, Mr. Ahrens worked closely with the Better Business Bureau and the New Castle County Board of Realtors to develop an arbitration system.


Ms. Ahrens holds a Juris Doctor and a Bachelor of Arts degree in Political Science. She is a member of the American Bar Association, Delaware State Bar Association, and Pennsylvania State Bar Associations.

Mrs. Laura H. Nilsen is the Manager of Special Projects for The Delaware Valley Development Company (DVDC). Since joining the DVDC team in 2007 her duties have included the organization, oversight and execution of DVDC’s numerous ground breakings and grand openings, celebrating the hard work and dedication of both DVDC and its partners. These partnerships include, but are not limited to, federal and local legislatures, the Delaware State Housing Authority, Pennsylvania Housing Finance Agency, Maryland Department of Housing and Community Development, funding providers, architects, contractors, Fairville Management Company and the various non-profit service agencies responsible for providing essential social services to the residents of the communities. These events require the careful coordination of keynote speakers, appropriate delegate contacts, press releases, and media outlets.

In addition, Mrs. Nilsen contributes to the submission of Low Income Housing Tax Credit applications for Delaware, Maryland and Pennsylvania. Specifically, she is responsible for identifying, contacting and establishing relationships with local agencies and non-profits able to provide appropriate supportive services to communities developed by DVDC. As part of this role, Mrs. Nilsen integrates these varied service providers into a comprehensive supportive services action plan to be executed by the management staff once the community is operational.

Mrs. Nilsen received her Bachelor of Arts degree from Washington & Lee University in Lexington, Virginia. She is from Wilmington, Delaware where she graduated from Tower Hill School. In addition to having over 15 years of experience in sales and marketing, she earned her Delaware Real Estate License in 2007 and is a licensed Notary in the State of Delaware.

Austin Beer has served as a Special Projects Manager for Delaware Valley Development Company since January 2017. During that time, he has assisted in many aspects of the development process for projects in Delaware, Maryland, Pennsylvania, and New Jersey. Mr. Beer has researched municipalities and counties, identified potential development sites, and evaluated them with regard to their suitability for elderly, mixed-use, special needs, and general occupancy affordable housing communities. He has performed financial analyses of potential projects and has evaluated operations on a project and company-wide level.

As a recent University of Delaware graduate, Mr. Beer is involved with company finances, pro forma creation, and site location and management. With previous experience at Cinnaire, a low income housing tax credit syndicator, Mr. Beer possesses knowlege of tax credit funding, modeling, and investment.

Mr. Beer received his Bachelor of Science in Finance from the University of Delaware in 2016. While at the University of Delaware, Mr. Beer minored in Economics and was a member of the National Leadership Society. Currently, Mr. Beer is a member of the Chartered Institute of Credit Management Credit Community, the Credit Management Association, The Wall Street Journal Young Professionals Network, and the Association of Financial Analysts.
